The Smart Way to Sell a House




Selling your house can be a profitable venture if you prepare and handle the sale like the business transaction it is. Here's how to get started:
 
Determine a fair price. Compare your home to others for sale or those that have sold in your area recently. Call the owners and ask for details about the age of the house, square footage, number of rooms, lot size, and amenities.
 
Tackle necessary repairs. In most states, you are legally liable to disclose any defects, such as a leak in the roof or in the plumbing, or a non-working appliance or air conditioner. And if you've had problems in the past with flooding, you must disclose this problem.
  • Repair any damage to the outside of your house and paint it a neutral shade.
  • Inside, if paint is flaking or walls are damaged, repair the walls, fill nail holes, and paint with white or pastels.
  • Unless your carpet is badly worn, do not replace it. The new owner may prefer a different color. Often, professional cleaning can restore the appearance of carpet.
  • Plan ahead for the Open House. Prepare a flier complete with a color photograph of the house to give to everyone who stops in:
      • List the selling price, square footage, number of rooms, appliances that remain with the house, special features, and lot size.
        And to put your house on company behavior during the Open House:
      • Have cookies baking so that the aroma permeates the house. Burn scented candles in other areas of the house, and place containers of potpourri in the bathrooms.
      • Turn lights on in every room and hallway. Hang fresh towels in the bathrooms, clean the toilets, open drapes and blinds, make all beds, and vacuum floors.
